What is my home worth?
Your home is worth as much as someone will pay for it. There are all sorts of magic formulas that can be used to determine what your house is worth but unless someone wants to buy it at a price it all is for naught! One of the common ways is to look at your tax bill as see what the county thinks your house is worth. Keep in mind that the county doesn't like to hear people pounding on their door saying that their house is worth as much as they say it is so they will say your house is worth anywhere from 5% to 20% lower than they really think its worth. That is just to keep the complaints down and they have adjusted their tax rates accordingly. You can also compare your house to what others that are similar have sold for. The trouble is that you will find that information hard to find. You can also have a Realtor come out and do a Comparative Market Analyses for you. They will show you what other houses similar to yours have sold, what other houses are listed for and what houses have gone off the market because there are no buyers at that price. How long will it take to sell my home?
Once your house is on the market it will depend on what price you are asking and how many people are looking for a house like yours. No one has a buyer just ready to buy your house. The more competitive you price your home the quicker it will sell. The best advice I can give you is to look around and see what opportunities are available. The financing companies may be running a special that you will find hard to pass up and you won't know they are available unless you seek them out. I suggest that you talk to at least three financing companies and compare what each has to offer you.
Should I wait for the market to get better to sell my house?
Houses sell in all months of the year. Waiting till the spring or fall will not guarantee that your house will sell any quicker. You may even miss the one buyer who is most interested in your home.
